The 10 Fastest-Growing Cities In The Country, According To CNN Money

It’s no secret that passing up the suburbs for the “urbs” often equates to passing up on personal space. But, if you end up heading to one of these rapidly-growing metros in the next year or so, you might just find yourself even closer to your neighbor than you ever could have expected.

According to a report from CNN Money, which compiled the latest data from the U.S. Census Bureau to determine the largest percentage population growth in metro areas with a population of one million or more (see below for more details), these places are leading the way.

So if you really want to be where the people are (or at least where they’re heading), these 10 metros might be the place to start home hunting. And if popularity isn’t reason enough, at least consider theses ares for their booming businesses and industries, appealing housing prices and unprecedentedly low unemployment rates.

Country music lovers have long made the pilgrimage to Nashville, but now the city has fast gained cachet among rock fans and foodies. The city’s vibrant scene is home to the Black Keys, Kings of Leon, Jeff the Brotherhood and Diarrhea Planet, who all play in town occasionally. And a youthquake is transforming scruffy neighborhoods like 12South and East Nashville into hipster hubs. New hangouts include Pinewood Social, a bar, restaurant, bowling alley and karaoke joint, and the 404, a restaurant and boutique hotel in a former auto garage. Add to that a thriving culinary scene, exemplified by the Music City Eats Festival, back for a second year in September. And Nashville’s old standbys — like the honky-tonk Tootsie’s Orchid Lounge and the venerable Ryman — are as fun as ever.

Buying a home can be a great investment, as investors gobbling up properties over the last few years–when prices and mortgage rates were at the bottom–well know. Now, with homes prices and rates ticking steadily back up, investors are backing away from the market, leaving more room for the rest of us.

Perhaps you fear you’ve missed the best time for buying housing. Prices were low last year, but there are still deals to be had. The good news is that less competition for housing and an overall less-crazed market than in 2013, as I wrote about in Housing Outlook 2014: 10 Predictions From The Experts, can make for fairly decent timing for smaller-time investors. The key is to buy where the prices are still low, in cities with a lot of growth potential.

Forbes: Nashville is Nowville … And has Been for A While.

The New York Times has bestowed their blessing on Nashville, sort of.  Whew!  I feel a little like Navin Johnson in The Jerk when he first saw his name published in the phone book, confirming that he finally “made it.”  A tad bit snarky, yes but we know how great living in the new Heartland is; especially Nashville.  Admittedly, getting some ink in the venerable NYT is pretty cool.
