During our Initial Meeting we discuss your goals and the steps we need to take to get you there within a given timeframe.  A big part of this strategy will be deciding on a competitive listing price.  Through a pricing analysis, we start to analyze price by looking at two types of comparable properties. We look at recently sold properties to get a feel for the current market.  We also look at active listings to see the competition.

Another important aspect of our listing strategy is house preparation.  In our initial meeting we discuss the adjustments that can be made to increase the desirability of the property in today’s marketplace.  Some suggestions may be as simple as decluttering and painting.  We also provide you a list of service providers that we trust can help you.

Once necessary preparations have been completed, the final step before we begin to market the property is to have professional photographs taken.  These photos will be used on our listing detail on the Multiple Listing Service (MLS) as well as our marketing pieces.

Before we even enter the listing on the MLS we begin to market the property.  There are many strategies we use to begin to spread the word about our upcoming listings.  These include emailing other agents who work in the neighborhood and announcing the listing in our weekly sales meeting.  Village agents sell 30% of our listings in house.

Once the property is ready to be launched, we will enter it on MLS.   The listing is also syndicated to over 200 websites including Zillow, Trulia, and Homes.com.  We also promote listings on this website as well as our email newsletter.



The key is communication.  Staying in touch with you while your house is on the market is very important to us.  We send weekly market updates with showing information and feedback.

We negotiate every offer until the terms of the agreement are within the parameters of meeting your goals.


If buyer is obtaining loan, they will be responsible for providing information regarding their loan approval process.


During the inspection period, parties negotiate which repairs will be completed prior to closing.


Once all contengencies have been removed, then the last step is to close!
